Two-Bedroom, Two-Bath Home in DC’s Anacostia Lists for $399,900

House hunters with a budget that exceeds $400,000 often end up buying in suburban DC. If they want to buy within the city limits, a condo is almost the only option.

The median sale price for a home in DC was $650,000 in May, according to Bright MLS. But there are always exceptions, and buyers determined to find a single-family home in town can sometimes find an affordable option if they’re willing to accept a smaller property and a location farther from a subway station.

For example, the single-family home at 1824 Gainesville St. SE is priced at $399,900. No homeowners association or condo fees are required and annual property taxes are $2,380.

Located in Anacostia, this 80 square meter house has two bedrooms and two bathrooms. Built in 1910, the house was recently repainted and features a porch with columns and fish scale cladding. The main level features hardwood floors, high ceilings, recessed light fixtures, a powder room and a new kitchen with quartz countertops, new cabinets and stainless steel appliances. Upstairs are two bedrooms with new carpets, a laundry room with washer and dryer, and an updated full bathroom.

The house includes a large fenced lot with a terrace in the backyard. Parking spaces are available on the street. Several bus lines serve the area and the Anacostia metro station is 2.1 km from the house. Residents can walk to the Fort Stanton Recreation Center and the Anacostia Community Museum. 11th Street Bridge Park, scheduled to open in 2025, is 1.4 miles from the house.

Affected schools include Moten Elementary, Kramer Middle and Anacostia High.
