Dallas real estate agent earns third Guinness World Record for home sales

A Dallas real estate agent has won his third Guinness World Record for selling thousands of homes across Texas.

Ben Caballero, Founder and CEO of HomesUSA.com, won the honor of selling the most homes through multiple listing services by an individual seller-side realtor in 2020. He sold 6,438 homes in 2020, for a total value of over $2.46 billion.

During that year, Caballero sold an average of over 120 homes per week, or 17 homes per day. The majority of its sales were in Dallas-Fort Worth.

“I was really shocked that we were able to get so many sign-ups,” Caballero said. “I thought we were going to have a slack year, but it was a surprise.”

Instead of working with the typical home seller, Caballero is the listing agent for more than 60 homebuilders statewide who want to market their homes to buyers’ real estate agents. The ad management and marketing platform he created and owns automatically acquires home builder data and puts it up for sale on the multiple listings service. He launched the platform in 2007.

It broke the record even as the pandemic began to challenge builders — its customers — with labor and material shortages as well as fluctuating lumber costs.

From 2004 to 2020, Caballero sold 43,265 homes for a total volume of nearly $15.2 billion. It exceeded $2 billion in sales for three consecutive years.

Its clients include some of the nation’s top builders such as Toll Brothers, Lennar, Ashton Woods Homes, Altura Homes, Coventry Homes, HistoryMaker Homes, UnionMain Homes and Windsor Homes.

Caballero became a Guinness World Record holder in 2018 for selling 3,556 homes in 2016, and he did it again in 2019 for his 5,801 sales in 2018. RealTrends ranks Caballero as the best real estate agent in the country through transactions.

While Caballero currently only sells in Texas, he plans to expand his service to other states following a redesign of his company’s technology that will allow automakers to integrate it directly into their systems and power more data.

“As we complete our new platform, we will make a more aggressive push to go into other states,” Caballero said. “Florida is our first target.”

Caballero said it’s difficult to predict whether he’ll earn another record this year, given the uncertainty about how mortgage rates will affect demand in addition to supply issues, inflation and labor shortages.

Its sales in 2021 did not beat its 2020 peak, but they picked up again in mid-March this year and are now at a record pace. Still, he said it could actually be an indication that demand in the market is shrinking, if builders have smaller waiting lists and need to put more homes on the market rather than selling them directly to customers in line.

“I think we’re going to have a decent year,” Caballero said. “I don’t know if we will have a record here, but we could.”
