Of the 20 cities nationwide tracked by the S&P CoreLogic Case-Shiller National Home Price Index, two Florida cities saw some of the highest price increases in 2021.
The median sale price for a single-family home sold in Bay County in April was $310,000. This represents a 15.7% increase from April 2021, according to localized USA TODAY Network analysis generated with data from Realtor.com.
Year over year, prices have increased for 19 consecutive months. April prices are down from $315,000 the previous month.
The number of homes sold decreased by 2.5% compared to the previous year. A total of 271 homes were sold across the county in April. During the same period a year earlier, 278 single-family homes had been sold.

Bay County condos and townhouses sold in April had a median sale price of $363,000. This figure represents a 32% year-over-year increase. Some 182 were sold, down 18.8% from the previous year.

In Bay County, the top 10% properties sold for at least $625,000, up 19.1% from a year earlier.
In April, 12 properties sold for at least $1 million, consisting of eight single-family homes and four condominiums or townhouses.
The median sale price for single-family homes in Florida was $400,000 in April, up 21.2% from a year earlier. The state reported 26,149 single-family homes sold, down 16.4% from a year earlier.
The median home sale price – the midpoint of all homes or units sold over a given time period – is used in this report instead of the average home sale price, because experts say the median offers a more precise view of what is happening in a market. To find the average price, all the prices of houses sold are added together and then divided by the number of houses sold. This measure can be distorted by a low or high price.
